Egypt, home to one of the world’s oldest civilizations, continues to inspire the future with its rich cultural legacy and growing influence. As the global real estate industry grapples with how to deliver more carbon-conscious, tech-enabled office spaces, Egypt is stepping up to lead the charge. Projects like Forbes International Tower, set to be powered predominantly by hydrogen, underscore the country’s forward-thinking vision for sustainability and innovation.

Egypt’s Real Estate renaissance

While much of the world’s attention has been drawn to the megaprojects unfolding in Saudi Arabia, Egypt has quietly been undergoing a significant transformation of its own. A real estate boom, fueled by rapid urbanization, a young and growing population, and Egypt’s strategic role as a regional business hub, is reshaping the landscape. Government initiatives, favorable incentives, and a surge in foreign direct investment have positioned Egypt as a key player in the Middle East and North Africa’s real estate market.

During my recent visits to Cairo, I’ve been struck by the scale and ambition of the developments in areas like New Cairo and the New Administrative Capital. Despite the economic pressures the country has faced, Egyptian developers are not cutting corners. Instead, they are demonstrating a clear commitment to meeting global standards—especially when it comes to delivering high-quality, technologically advanced, and sustainable office spaces.

A new era of technologically enabled workspaces

Sustainability and technology are at the forefront of Egypt’s real estate evolution. ESG (Environmental, Social, and Governance) considerations are becoming a central focus, driven by partnerships between green financing bodies and Egypt’s Central Bank. With rising demand for premium workspaces, tech integration is no longer a luxury—it’s a necessity. Developers are pushing to meet global benchmarks, ensuring that the spaces they create will enhance the employee experience, drive operational efficiency, and stand the test of time.

WiredScore’s role in Egypt’s future

With Egypt’s office market set to nearly double by 2030, the country is poised to play a pivotal role in shaping the future of the workplace across the region. Recognizing this potential, WiredScore has expanded its certification coverage to Egypt, helping developers and landlords meet the growing demand for cutting-edge, tech-enabled office spaces.

We’re proud to already be working with some of Egypt’s leading developers, including Tatweer Misr, Paragon Developments, and Magnom Properties. In 2024, Schneider Electric became the first WiredScore and SmartScore Accredited Professionals in Egypt, setting the standard by pursuing SmartScore certification for their own headquarters. They will demonstrate how WiredScore’s frameworks can help unlock better employee experiences and future-proof buildings across the country.
