Ardian is a world-leading private investment house with more than 1,050 employees in 19 offices in Europe, North and South America, Asia and the Middle East. The company manages or advises assets totaling around US$ 176 billion for more than 1,720 investors worldwide. Its expertise spans private equity, real assets and credit. The real estate division comprises a portfolio of more than €4bn assets under management in Germany, France, Italy and Spain, each managed by locally based investment teams with a total of 27 professionals.

Since launching its first property fund in 2016, Ardian has completed more than 30 transactions in core Europe. It currently manages approx. 285,000 sqm of space and is investing from its third fund. The investment team pursues a clear value-add approach in its projects in order to make buildings sustainably fit for the future. Technical and energy improvements, but also the adaptation of rental space to the needs of modern working environments, play a decisive role in this.

As part of its build-to-green strategy, Ardian has a particularly strong focus on reducing the carbon footprint of its assets, ensuring that all its buildings comply with the Paris Climate Agreement’s decarbonisation pathway to limit climate change to a maximum of 2°C. The Real Estate team at Ardian not only invests in office and mixed-use properties, but also in other types of use such as residential and self-storage, where initial investments have already been made.

Ardian is thus consistently focusing on sustainability and future-proof properties. Accordingly, leading certifications such as WiredScore, LEED, BREEAM and DGNB and are sought in order to achieve ESG targets at the highest level. The use of modern technologies such as intelligent building control and renewable energies drives efficiency and CO₂ reductions. The high WiredScore results of the properties managed by Ardian demonstrate the focus of the investment strategy.

WiredScore offers an industry-wide comparable standard with which market participants can objectively assess the future viability of buildings.
