Ramez AlFayez is Chief Information and Technology Officer at King Abdullah Financial District, where he leads technology and smart city strategy for one of the Middle East’s most prominent mixed-use urban developments. With prior experience shaping digital transformation strategies for Riyadh Airports Company and several government entities, he brings cross-sector expertise across urban districts, transport infrastructure, public-sector digital services, and enterprise transformation.

At KAFD, his work supports the district’s role as a national model for future urban development. He is helping advance district-scale smart city capabilities by leveraging AI, operational data, IoT, cloud infrastructure, cybersecurity, and next-generation connectivity to improve operational efficiency, digital services, and the experience of tenants, residents, and visitors.

Ramez brings to the WiredScore Governance Council a district-scale smart city perspective, with a focus on how digital infrastructure, governance, and technology investment can support the next generation of mixed-use urban places.

Jesse Carrillo is Founder and Principal of Carrillo Advisors and a senior real estate technology leader with more than 25 years' experience across commercial real estate. He advises real estate and PropTech organizations on technology strategy, innovation, digital governance, and fractional CIO/CTO leadership, following senior executive roles at Hines and The Howard Hughes Corporation.

As Chief Information Officer at Hines, he directed corporate technology strategy and standards for a global real estate platform; as Chief Innovation Officer at The Howard Hughes Corporation, he led innovation and technology platforms across large-scale master-planned communities and mixed-use assets.

A long-standing contributor to the real estate technology community, Jesse has held advisory and board roles with organizations including Realcomm, Quest Oracle Community, Genesys Works Houston, and GlobalMindED.

For the WiredScore Governance Council, Jesse brings deep experience in how real estate organizations structure, govern, and scale technology transformation across complex operating environments.

Ashish Mehrotra is Head of Projects and Transactions, Asia at Microsoft, based in Sydney. He represents one of the world's most sophisticated corporate occupiers, with a role focused on how real estate operations, workplace strategy, and technology come together across a complex regional portfolio.

He has supported Microsoft's smart workplace innovation across the Asia Pacific through a breadth of projects, including the Frasers Tower digital twin in Singapore, the flagship 1 Denison Street HQ in Australia, and the use of connected building technologies, IoT, AI, and operational data to create more intelligent campus experiences. He is also engaged in wider industry conversations on smart buildings, hybrid-enabled offices, and the role of digital infrastructure in shaping employee experience.

Ashish adds a major occupier voice to the WiredScore Governance Council, helping connect WiredScore's work to the needs of global enterprises seeking smarter, more flexible, and higher-performing workplaces.

Harry Nakichbandi is Chief Digital Officer at Aldar, one of the Middle East's leading real estate developers, asset owners and operators, where he leads Group Digital Futures. He brings deep experience in digital and product transformation, with a cross-sector background spanning smart cities, AI, Media, PropTech, fintech, e-commerce and retail.

At Aldar, Harry is building an AI-native operating model - embedding technology and data into how buildings, communities and real estate services are developed, operated and experienced. His work spans the customer value chain, from AI-enabled service journeys to agentic development transforming traditional real estate practices.

He brings the developer and asset-owner perspective on digital transformation to the WiredScore Governance Council, shaping how technology creates more intelligent, responsive and genuinely customer-centric real estate.

Neil Pennell is Head of Design Innovation & Property Solutions at Landsec, where he helps shape the design, delivery and performance of technically advanced, sustainable commercial buildings. This involves a wide remit to drive innovation and the application of new technology, including, AI, advanced building analytics, IoT, BIM, modern methods of construction, smart building and Prop Tech solutions. He is a long-standing contributor to the UK office sector.

Neil is a board member of the British Council of Offices (BCO) and chairs the Technical Affairs Committee which is responsible for producing the BCO’s industry leading technical publications. His influence extends across the wider built environment through his membership of the Construction Productivity Taskforce and Construction Clients Leadership Group as well as his remit to drive innovation into building design and construction processes at Landsec.

Neil strengthens the WiredScore Governance Council with a technical standards and building- performance viewpoint, connecting digital capability with the realities of designing, delivering and operating highly adaptable, low and zero carbon commercial buildings.

Richard Pickering is Director of Strategic Foresight & Intelligence, APAC & EMEA at Cushman & Wakefield. His career spans real estate strategy, innovation, market intelligence, and advisory work, including previous roles as Head of Innovation, EMEA and Chief Strategy Officer for Cushman & Wakefield's UK & Ireland business.

Richard is a recognized voice on the future of real estate, bringing a strategic view of how technology, urban change, demographics, and economics are reshaping the sector. Through Cushman & Wakefield's Futures program, alongside keynote speaking, wider industry commentary, and recent work on AI's impact on real estate, he has set out a framework for how artificial intelligence may influence occupier behavior, asset requirements, operational models, and long-term investment decisions.

His role on the WiredScore Governance Council is to challenge how digital infrastructure and smart building standards should evolve in response to future market expectations, city dynamics, and long-term obsolescence risk.

Shreya Sheth is Director, Investment Management and Head of SmartLab at PATRIZIA, where she leads the firm's smart building platform and technology strategy across its real estate assets portfolio. She works at the intersection of investment management, technology and sustainability, helping translate digital innovation into measurable improvements in asset performance, operational efficiency and long-term investment value.

With over a decade of experience across real estate investment and asset management, Shreya is recognised for bringing a practical owner and investment manager perspective to building technology. She has led the integration of smart building systems, operational data, AI and ESG insights into investment and asset management processes, enabling more informed decision-making throughout the asset lifecycle. Her work focuses on demonstrating how technology can enhance Net Operating Income, strengthen resilience and support decarbonisation while creating value for investors and occupiers.

A regular speaker, industry judge and advisor on the future of real estate technology, Shreya contributes to global discussions on AI, smart buildings and digital transformation in the built environment. She brings to the WiredScore Governance Council deep experience in embedding technology into investment practice, helping shape industry standards that deliver tangible operational, environmental and commercial outcomes.

Ms Soon Su Lin is the Chief Executive Officer of Frasers Property Singapore, where she oversees the strategic direction, investments, operations and development management of the company’s retail, commercial, residential and mixed-use portfolio in Singapore.

She was previously the Chief Executive Officer of Development at Frasers Property (Holdings) Thailand, where she led the development and asset management of landmark projects including The PARQ and One Bangkok.

Before joining the Group in 2017, she served as Chief Executive Officer of Orchard Turn Developments, which developed and operates ION Orchard and The Orchard Residences.

Su Lin is a Non-Independent Director of Frasers Centerpoint Trust and a Director on the Board of One Bangkok Co., Ltd. She contributes to industry leadership as a member of the Integrated Development Council at the Urban Land Institute in Singapore, the Design Advisory Committee at Singapore’s Urban Redevelopment Authority, and the Management Committee of the Real Estate Developers’ Association of Singapore, where she co-chairs its Green & Sustainable Sub-Committee.

With over 40 years of experience in real estate spanning consultancy, investment sales, leasing and property development, Su Lin brings deep market expertise and leadership to the WiredScore Governance Council, supporting a broader view of how digital infrastructure, sustainability, operational excellence and customer experience contribute to future-ready urban places.

Joe Stokes is Global Head of Product at CBRE Property Management, with a focus on digital operations, customer and tenant experience, and property management product strategy. He brings deep cross-sector experience from senior roles across real estate services, REITs, and PropTech, including Dexus, The GPT Group, and Equiem, where he held senior leadership roles in tenant engagement and real estate technology.

At CBRE, Joe's work with technology-enabled property management and Host client solutions gives him direct insight into how digital infrastructure, service delivery, and customer experience come together across complex portfolios.

Joe's contribution to the WiredScore Governance Council is rooted in operational scale: how owners, operators, and occupiers can translate digital capability into better service models, more consistent delivery, and better-connected buildings.

Ian Yoo is the Founder and CEO of Apath Resilience and Apath Climatech, South Korea-based advisory and climate-tech firms at the forefront of sustainable, connected, and future-ready real estate in Korea. Through Apath Resilience, Ian advises institutional real estate stakeholders, developers, operators, and government stakeholders on sustainability strategy, climate resilience, certification strategy, and long-term asset value creation. Through Apath Climatech, he supports the integration of smart building systems, digital connectivity, carbon management solutions, and performance-based operating models into physical real estate assets.

Through established partnerships with leading technology and mobility companies, including Samsung Electronics, LG Electronics, and Hyundai Motor Group, Ian is expanding cooperation across digital infrastructure, building operating systems, connected devices, robotics, AI-enabled monitoring, and smart mobility solutions. His work explores how these technologies can be integrated into real estate assets to improve building performance, operational efficiency, user experience, and sustainability outcomes.

Ian also plays an active leadership role in the wider green building and sustainable real estate community. He serves as Vice Chair of the Korea Green Building Council, is a member of the World Green Building Council’s Sustainable Finance Taskforce, and represents CRREM in South Korea. He also leads the Korea Green Building Institute, which supports LEED certification reviews and the development of the green building market in Korea.

His experience spans LEED, WELL, GRESB, CRREM, WiredScore, SmartScore, and broader building performance, digital connectivity, and certification frameworks.

As a member of the WiredScore Governance Council, Ian brings perspectives on real estate investment, smart building, climate resilience, and sustainability finance from one of Asia’s most dynamic property markets. He will help ensure the Council’s work reflects the growing importance of digital connectivity, operational data, smart solutions, user-centric technology, and sustainability-driven innovation in the future of connected buildings.
