Guiding the future of technology in real estate 

Ramez Alfayez is Chief Technology Officer at King Abdullah Financial District, where he leads technology and smart city strategy for one of the Middle East’s most prominent mixed-use urban developments. With prior experience developing digital transformation strategies for Riyadh Airports and Saudi Arabia’s Ministry of Justice, he combines expertise across urban districts, transport infrastructure and public-sector digital services. At KAFD, his work supports the district’s role as a national model for future urban development. He is helping embed AI into district-scale smart city operations, using operational data, IoT, cloud infrastructure and next-generation connectivity to improve efficiency, digital services and the experience of tenants, residents and visitors. Ramez gives the WiredScore Governance Council a district-scale smart city perspective, focused on how digital infrastructure can support the next generation of mixed-use urban places.

Jesse Carrillo is Founder and Principal of Carrillo Advisors and a senior real estate technology leader with more than 25 years’ experience across commercial real estate. He advises real estate and PropTech organisations on technology strategy, innovation, digital governance and fractional CIO/CTO leadership, following senior executive roles at Hines and The Howard Hughes Corporation.

As Chief Information Officer at Hines, he directed corporate technology strategy and standards for a global real estate platform; as Chief Innovation Officer at The Howard Hughes Corporation, he led innovation and technology platforms across large-scale master-planned communities and mixed-use assets.

A long-standing contributor to the real estate technology community, Jesse has held advisory and board roles with organisations including Realcomm, Quest Oracle Community, Genesys Works Houston and GlobalMindED.

For the WiredScore Governance Council, Jesse brings deep experience in how real estate organisations structure, govern and scale technology transformation across complex operating environments.

Ashish Mehrotra is Asia Pacific Head, RE&F Operations at Microsoft, based in Singapore. He represents one of the world’s most sophisticated corporate occupiers, with a role focused on how real estate operations, workplace strategy and technology come together across a complex regional portfolio. He has supported Microsoft’s smart workplace innovation across the Asia Pacific through a breadth of projects, including the Frasers Tower digital twin in Singapore, the flagship 1 Denison Street HQ in Australia, and the use of connected building technologies, IoT, AI and operational data to create more intelligent campus experiences. He is also engaged in wider industry conversations on smart buildings, hybrid-enabled offices and the role of digital infrastructure in shaping employee experience. Ashish adds a major occupier voice to the WiredScore Governance Council, helping connect WiredScore’s work to the needs of global enterprises seeking smarter, more flexible and higher-performing workplaces.

Harry Nakichbandi is Chief Digital Officer at Aldar, one of the Middle East’s leading real estate developers, asset owners and operators. He brings deep experience in digital and product transformation, with a cross-sector background spanning smart cities, AI, fintech, media, e-commerce, automotive, education and retail.

At Aldar, Harry is focused on embedding technology and data into the way buildings, communities and real estate services are developed, operated and experienced. He is helping advance the use of AI in real estate customer experience, including through Aldar’s partnership with Visa to introduce AI-enabled service journeys and voice-enabled digital payments that make customer interactions more seamless and responsive.

Harry brings the developer and asset-owner digital transformation voice to the WiredScore Governance Council, showing how technology can create more intelligent, responsive and customer-centric real estate.

Neil Pennell is Head of Design Innovation & Property Solutions at Landsec, where he helps shape the design, delivery and performance of technically advanced, sustainable commercial buildings. He is a long-standing contributor to the UK office sector, having chaired the British Council for Offices’ Technical Affairs Committee for almost 20 years and led the development of major BCO guidance on office specification and fit out.

His influence extends across the wider built environment through roles including the BCO Board and Technical Affairs Committee, the Better Buildings Partnership and the Buildings Clients Group, as well as Landsec’s work on technically advanced, lower-carbon developments such as The Forge.

Neil strengthens the WiredScore Governance Council with a technical standards and building-performance viewpoint, connecting digital capability with the realities of designing, delivering and operating lower-carbon, more adaptable commercial buildings.

Richard Pickering is Director of Strategic Foresight & Intelligence, APAC & EMEA at Cushman & Wakefield. His career spans real estate strategy, innovation, market intelligence and advisory work, including previous roles as Head of Innovation, EMEA and Chief Strategy Officer for Cushman & Wakefield’s UK & Ireland business.

Richard is a recognised voice on the future of real estate, bringing a strategic view of how technology, urban change, demographics and economics are reshaping the sector. Through Cushman & Wakefield’s Futures programme, alongside keynote speaking, wider industry commentary and recent work on AI’s impact on real estate, he has set out a framework for how artificial intelligence may influence occupier behaviour, asset requirements, operational models and long-term investment decisions.

His role on the WiredScore Governance Council is to challenge how digital infrastructure and smart building standards should evolve in response to future market expectations, city dynamics and long-term obsolescence risk.

Shreya Sheth is Head of Building Technology and Sustainability at PATRIZIA, where she leads the integration of smart building technology, ESG data and real estate performance across investment-grade assets. She brings more than a decade of experience delivering technology strategy and implementation across major real estate environments.

Shreya is a leading practitioner in the practical deployment of smart building technology, bringing an owner and investment manager view of how connected systems, ESG data and digital infrastructure can improve asset performance. At PATRIZIA, she has helped develop the firm’s smart building platform and leads work that uses building data, connected systems and ESG requirements to improve sustainability, operational efficiency and asset performance. She is also an active contributor to wider industry discussions on smart building ROI, ESG data and the role of building-level intelligence in decarbonisation and smarter urban environments.

Shreya brings implementation discipline to the WiredScore Governance Council, with a focus on turning digital infrastructure into measurable environmental, operational and investment outcomes.

Su Lin Soon is Chief Executive Officer of Frasers Property Singapore, where she leads the strategic direction, investments, operations and development management of the company’s retail, commercial, residential and mixed-use portfolio. She brings more than 40 years of real estate experience across consultancy, investment sales, leasing and property development, with previous leadership roles spanning Frasers Property’s Thailand business and Orchard Turn Developments.

Su Lin has spent her career helping define how mixed-use real estate adapts to changing expectations around retail, workplace, urban living and sustainable city development. She has focused on creating and operating high-performing real estate environments, from Singapore retail and commercial assets to landmark urban projects in Thailand, including The PARQ and One Bangkok. She also contributes to wider industry and city-shaping discussions through roles with the Urban Land Institute Singapore, the Real Estate Developers’ Association of Singapore and Singapore’s Urban Redevelopment Authority Design Advisory Committee, including work focused on integrated development and greener, more sustainable real estate.

Su Lin brings senior placemaking and mixed-use development leadership to the WiredScore Governance Council, supporting a broader view of how digital infrastructure, sustainability, operational excellence and customer experience contribute to future-ready urban places.

Joe Stokes is Global Head of Product at CBRE, with a focus on digital operations, customer and tenant experience, and property management product strategy. He brings deep cross-sector experience from senior roles across real estate services, REITs and PropTech, including Dexus, The GPT Group and Equiem, where he held senior leadership roles in tenant engagement and real estate technology.

At CBRE, Joe’s work with technology-enabled property management and Host client solutions gives him direct insight into how digital infrastructure, service delivery and customer experience come together across complex portfolios.

Joe’s contribution to the WiredScore Governance Council is rooted in operational scale: how owners, operators and occupiers can translate digital capability into better service models, more consistent delivery and better-connected buildings.

Ian Yoo is Founder and CEO of Apath Resilience, a South Korea-based ESG and climate resilience advisory firm working with real estate investors, owners and operators. Through Apath Resilience he advises on sustainability-linked finance, investment strategy and resilience planning for real estate assets, whilst through the sister company Apath Climatech, he advises on the application of green technologies within those same physical assets.

His work helps real estate stakeholders assess physical climate risks, transition risks and ESG performance, translating those findings into asset-level strategies that support resilience, value creation and long-term investment performance.

As an active contributor to the wider green building community, including the World Green Building Council, the LEED International Roundtable and Korea Green Building Council, Ian will help ensure the Council’s work reflects the growing importance of climate risk, ESG data and resilience in the future of connected buildings.
