Ramez Alfayez is Chief Technology Officer at King Abdullah Financial District, where he leads technology and smart city strategy for one of the Middle East’s most prominent mixed-use urban developments. With prior experience developing digital transformation strategies for Riyadh Airports and Saudi Arabia’s Ministry of Justice, he combines expertise across urban districts, transport infrastructure and public-sector digital services. At KAFD, his work supports the district’s role as a national model for future urban development. He is helping embed AI into district-scale smart city operations, using operational data, IoT, cloud infrastructure and next-generation connectivity to improve efficiency, digital services and the experience of tenants, residents and visitors. Ramez gives the WiredScore Governance Council a district-scale smart city perspective, focused on how digital infrastructure can support the next generation of mixed-use urban places.

As Chief Information Officer at Hines, he directed corporate technology strategy and standards for a global real estate platform; as Chief Innovation Officer at The Howard Hughes Corporation, he led innovation and technology platforms across large-scale master-planned communities and mixed-use assets.

He is a long-standing contributor to the UK office sector, having chaired the British Council for Offices’ Technical Affairs Committee for almost 20 years and led the development of major BCO guidance on office specification and fit out.

His influence extends across the wider built environment through roles including the BCO Board and Technical Affairs Committee, the Better Buildings Partnership and the Buildings Clients Group, as well as Landsec’s work on technically advanced, lower-carbon developments such as The Forge.

Through Cushman & Wakefield’s Futures programme, alongside keynote speaking, wider industry commentary and recent work on AI’s impact on real estate, he has set out a framework for how artificial intelligence may influence occupier behaviour, asset requirements, operational models and long-term investment decisions.

His role on the WiredScore Governance Council is to challenge how digital infrastructure and smart building standards should evolve in response to future market expectations, city dynamics and long-term obsolescence risk.

Su Lin has spent her career helping define how mixed-use real estate adapts to changing expectations around retail, workplace, urban living and sustainable city development. She has focused on creating and operating high-performing real estate environments, from Singapore retail and commercial assets to landmark urban projects in Thailand, including The PARQ and One Bangkok. Ian Yoo is Founder and CEO of Apath Resilience, a South Korea-based ESG and climate resilience advisory firm working with real estate investors, owners and operators. Through Apath Resilience he advises on sustainability-linked finance, investment strategy and resilience planning for real estate assets, whilst through the sister company Apath Climatech, he advises on the application of green technologies within those same physical assets.

His work helps real estate stakeholders assess physical climate risks, transition risks and ESG performance, translating those findings into asset-level strategies that support resilience, value creation and long-term investment performance.

As an active contributor to the wider green building community, including the World Green Building Council, the LEED International Roundtable and Korea Green Building Council, Ian will help ensure the Council’s work reflects the growing importance of climate risk, ESG data and resilience in the future of connected buildings.

How are WiredScore Governance Council members selected?
Membership is by invitation only, limited to a select group of recognized senior leaders who together bring a broad range of expertise, perspectives and market experience from across global real estate.
How often does the WiredScore Governance Council meet?
The Governance Council meets three to four times a year, chaired by WiredScore’s Research and Development team. Where specific topics need deeper exploration, focused working groups made up of the relevant members meet as needed. 
Does membership change over time?
Yes, the Governance Council will evolve over time to reflect the breadth of perspectives needed to guide the future of technology standards for the industry.
