a Q&A with Sanjaya Ranasinghe and Axel du Mesnil

WiredScore’s newly updated WiredScore and SmartScore certifications are designed to meet that need. We spoke to Sanjaya Ranasinghe, VP of Research & Development, and Axel du Mesnil, Group Product Manager, about how these changes are delivering practical insights for better investment and operational decisions.
What’s the most exciting change in the new scorecards, and how will it reshape building management?
Sanjaya: The most significant advancement is the elevated focus on in-building mobile connectivity. This isn’t just an upgrade; it’s a strategic response to a fundamental shift in occupier behaviour and expectations. Seamless, ubiquitous mobile coverage is no longer an amenity but a core utility, essential for occupier satisfaction and productivity.
For asset and property managers, this transforms building management by:

Why was it important to introduce the building’s tech stack, and how does it drive more meaningful insights?
Sanjaya: Introducing the building’s technology stack was crucial for moving beyond a high-level score to provide a detailed ‘digital blueprint’ of an asset. For owners, this enables strategic capital planning by pinpointing exact areas for investment that will yield the highest ROI. It also improves benchmarking and gives leasing teams clear data to articulate competitive advantages.
Axel: The introduction of the tech stack is a revolutionary step in how WiredScore collects and assesses building data. Instead of relying solely on the scorecard to gather data points, we now use the tech stack to collect all relevant information. The scorecard then assesses these data points, enabling incredibly powerful benchmarking between buildings.
Importantly, the tech stack responds directly to growing demand from large occupiers for transparency. These tenants want to understand exactly what infrastructure and capabilities a building offers, from digital connectivity to smart systems – before making leasing decisions. The tech stack helps meet that need, providing the clarity and consistency that occupiers are increasingly asking for.
Certification used to be seen as a checkbox. What excites you most about its evolution into a strategic asset management tool?
Sanjaya: What’s most exciting is that we’ve transformed certification from a static, ‘checkbox’ benchmark into a dynamic, strategic asset management tool. Owners now receive a data-backed playbook for targeted upgrades, not just a score. We provide both behind-the-scenes intelligence for strategic planning and a market-facing credential that drives leasing velocity and investor confidence.
Axel: A significant challenge for building owners is that occupiers often judge technology by the final 5% – the user experience – without seeing the complexity behind it. You can have world-class infrastructure, but if mobile signal drops in a meeting room or Wi-Fi is patchy in common areas, that value is lost in the eyes of the occupier.
WiredScore has always taken a holistic approach to assessing a building’s full technology ecosystem – from internet service providers and core infrastructure to how connectivity is delivered throughout the space. But with the new scorecards, we’re going even further by directly measuring actual performance metrics across different areas of the building.

How did you make sure the new criteria deliver real-world value?
Sanjaya: The new criteria are grounded in the commercial realities of asset management, not just theory. We validated them through a rigorous process, gathering feedback from our global network of landlords, tenants, and technical experts. Our expansion into other asset classes, like industrial, has helped ensure our scorecards reflect how technology truly underpins value – from operational efficiency to tenant demand.
How do you see WiredScore driving the shift toward evidence-based asset management across the market?
Axel: One of the goals of the new scorecard is to enable data-led decision making. We’ve introduced a uniform set of categories across WiredScore and SmartScore, and across all asset classes, to create a consistent framework for measuring and improving buildings. This makes it easier for a portfolio manager to implement a strategy, like boosting sustainability, across all asset types using one standard.
What would you say to an asset owner who still thinks of certification as just a label?
Sanjaya: To an owner who sees certification as just a label, I would say they are seeing only the conclusion, not the strategic intelligence that generates it. What they’re missing is:
- The ‘why’ behind their building’s performance.
- Actionable insights that guide investment.
- A clear roadmap to reduce risk and enhance value.
Thinking of certification as a badge ignores the real story, and that story is the data-driven strategy sitting behind it.
Axel: For owners managing large portfolios, certification is the starting point – but true value comes from performance insights. At the same time, we offer granular, building-specific data that helps create a clear narrative for occupiers.
