13 May 2026, Seoul: WiredScore, the global company behind the internationally recognized digital connectivity and smart building rating systems for real estate, has officially launched operations in South Korea.

Launch partners supporting WiredScore’s entry into the Korean market include IGIS Asset Management, NH Investment & Securities, ARA Korea Asset Management, Blitz Asset Management, and KRAFTON. Together, Korean organizations have committed seven buildings for WiredScore and SmartScore certification.

Factorial Seongsu has already become one of the first buildings in Korea to achieve both WiredScore Gold and SmartScore Gold certification, with IGIS Asset Management supporting the certification process.

South Korea is WiredScore’s 12th market launch in the Asia Pacific region in the last four years, with buildings both certified and undergoing certification in Australia, Singapore, Hong Kong, Thailand, New Zealand, Macau, India, the Philippines, Taiwan, Vietnam, and, most recently, mainland China.

South Korea’s commercial real estate market is seeing growing demand for buildings that can support evolving occupier expectations around connectivity, resilience, operational performance, and smart technologies. As digital infrastructure becomes increasingly tied to asset value and tenant experience, owners, developers, and asset managers are placing greater emphasis on benchmarking buildings against global standards.

International research continues to demonstrate the relationship between digital building performance and asset value. According to The Smart Premium, a report by Cushman & Wakefield analysing 10 years of London office leasing data, WiredScore-certified buildings achieved an average rental premium of 4.1% compared to non-certified buildings. Buildings holding both WiredScore and SmartScore certifications achieved an average premium of 7.3%.

Research conducted by Moody’s Analytics across major U.S. cities also found that WiredScore-certified buildings recorded vacancy rates approximately 3.8 percentage points lower than comparable non-certified assets, while lease terms were on average nine months longer.

The Korea launch event was supported locally by Apath Resilience. As a WiredScore Accredited Professional (AP), Apath Resilience supports owners, developers, and asset managers through the certification process, helping projects benchmark their digital infrastructure and smart building capabilities against global best practices.
