MonteRosa91: Milan’s mixed-use marvel
MonteRosa91 is AXA Investment Managers’ WiredScore Platinum, sustainable, mixed-use area.
The MonteRosa91 (MR91) project involves the renovation of the buildings that formerly housed Siemens-Italtel, Il Sole 24 Ore, and PwC offices, covering a total area of 41,885m². The aim is to create a fusion of a business district with the commercial and social possibilities of an open-to-community recreational space, featuring restaurants, shops, a gym, and a nursery.
The WiredScore certification criteria were promptly integrated at the initial stages, resulting in the establishment of a dedicated infrastructure. This encompasses rooms, areas, cables, fiber, and other related systems. This infrastructure was meticulously designed to provide optimal spaces, cableways, and services for present requirements while also being prepared for future enhancements and expansions.

Renzo Piano Building Workshop was commissioned to revitalize MR91 for the second time, aligning it with the requirements of offices, co-working spaces, communal amenities, and green areas for the local community. These areas serve as highly connected spaces, facilitated by state-of-the-art systems such as integrated and widespread Wi-Fi connectivity and comprehensive mobile signal coverage, all verified and recognized by WiredScore.
MonteRosa91 is characterized by its seamless integration of public and private facilities, catering to a wide range of needs. Alongside its office spaces, the development provides ample room for diverse amenities, including restaurants, a gym, a nursery, and a dedicated coworking area. In order to foster collaboration and facilitate communication, there are shared meeting rooms accessible to all companies within the campus. These well-appointed spaces serve as meeting hubs, promoting interaction and the exchange of ideas. Additionally, an auditorium managed by a professional occupier is available for hosting various events and presentations, further enhancing the versatility of the premises. The inclusion of these additional features within MonteRosa91 creates a vibrant and dynamic environment, promoting a healthy work-life balance and fostering a sense of community among its occupants.

One of our aim in the redevelopment of this complex, after only twenty years since its edification, was to create an environment open to citizens, a place that could be a center of connection, sociality and new synergies. These goals are also reflected in the choice of improving the digital connectivity of the inhabitants and of the users of the property.”
The WiredScore certification process
The WiredScore certification of Monte Rosa91 involved a multi-stage process:
- Kick-off meeting The certification process was initiated with the active involvement of all the key stakeholders, including AXA, Deerns (WiredScore Accredited Professional), and WiredScore. During this phase, clear deadlines and responsibilities were established, and a comprehensive plan for the certification process was thoroughly discussed and agreed upon.
- Document analysis The WiredScore scorecard was initially utilized to conduct a preliminary evaluation of the building’s compliance with the different certification level requirements. This evaluation was subsequently reviewed and validated during a collaborative workshop involving AXA, Deerns, and WiredScore, leading to the attainment of the sought-after WiredScore Platinum certification level. Moreover, the necessary subsequent actions and measures, along with the corresponding credits needed for achievement, were identified and outlined.
- Implementation of improvement measures An iterative process ensued, with Deerns working diligently towards attaining the targeted certification level and consistently providing updated evidence for the proposed interventions. Throughout this phase, continuous efforts were made to meet the requirements and address any necessary adjustments or enhancements.
- Finalization of the certificate Following the submission of the documented measures that were agreed upon, MonteRosa91 was granted the prestigious WiredScore Platinum certification. The certificate, along with a comprehensive summary of the certification results, was then incorporated into the tenancy documents and prominently displayed on the MonteRosa91 website. Furthermore, the achievement was announced through a press release, ensuring wider recognition of the certification and its significance.
- Promotion MonteRosa91 received the prestigious WiredScore Platinum certification, which was prominently featured on their website and promoted through their social media channels. This widespread dissemination showcased their dedication to providing excellent connectivity and advanced technological infrastructure.
MonteRosa91’s WiredScore building concept
The outstanding certification result is attributed to a range of user functionalities and technological principles that distinguish MonteRosa91 from other buildings. Within this structure, connectivity features are easily accessible to users and can be updated without the need for disruptive construction work. The building’s operations consistently maintain a high standard, unaffected by changes in occupiers’ areas.
Deerns equipped the building with a shared network that covers all public areas, providing state-of-the-art Wi-Fi connectivity capable of delivering various IP-based services. Additionally, a mobile signal repeater network is implemented with direct internal connections from major operators.
Spaces, cable pathways, and data cabinets have been implemented to accommodate additional services currently available in the market or future technologies that may become part of the building’s offerings. Importantly, these installations can be achieved without invasive interventions to the building or disruptions to its internal operations.
A meticulously arranged connection to external communication providers’ networks was created by Deerns by establishing interconnections between the external networks and two designated rooms known as ‘TelCo rooms’. These rooms serve as the central points from which fiber cables extend, exclusively intended for establishing connections with all areas of the building. These connections cater to the nodes of the shared network as well as individual occupier networks, accommodating various lease configurations. It’s worth noting that these connection operations do not necessitate any invasive interventions within the building or disrupt the activities of occupiers who are not involved in the connection procedures.
