ONE in Frankfurt am Main sets new standards for smart office high-rise buildings in Central Europe and stands for pioneering innovations in the real estate sector. Thanks to the ‘vertical campus’ concept with its wide range of offers, services and the use of market-leading technologies and processes, the building with 68,500m2 of rental space gives exceptional results to all users. At the same time, it meets the highest requirements for sustainability, user experience, cost efficiency and future security.

ONE is a development project by CA Immo Deutschland GmbH. In addition to the pre-certificate in platinum from the German Sustainable Building Council (DGNB) and the WiredScore certificate, (also Platinum), it is the first skyscraper in Central Europe to achieve the SmartScore certification at the Platinum level. This makes it one of the smartest office buildings in the world.

ONE is a development project by CA Immo Deutschland GmbH. In addition to the pre-certificate in platinum from the German Sustainable Building Council (DGNB) and the WiredScore certificate, (also Platinum), it is the first skyscraper in Central Europe to achieve the SmartScore certification at the Platinum level. This makes it one of the smartest office buildings in the world.

ONE was designed by the Frankfurt architectural firm Meurer Architekten. In addition to CA Immo and its construction subsidiary, omniCon, other partners have contributed to achieving the SmartScore Platinum certification. These included BlueRange for lighting control & sensors, ComConsult for the network architecture, as well as Thing-it for developing and implementing the building’s own ONE platform & app.

A special feature of ONE is the conceptual integration of public and private uses. In addition to office space, it offers space for a 4-star hotel, a coworking area covering around 7,000m², a conference centre and a sky bar at an altitude of around 185m. Skyline Plaza shopping center is also in the immediate vicinity.

With the SmartScore Platinum certification, ONE is a pioneer of a new generation of smart buildings that support this state-of-the-art technology. With this lighthouse project, we are setting new standards in terms of user comfort, data transparency and maximum functionality and efficiency in daily operations. ONE offers solutions for companies that want to combine a pioneering user experience with innovative energy and resource management in an extremely functional way in their working environments.

Certification process

The SmartScore certification of ONE involved a 5-stage process:

1. Kick-off meeting
The starting point for the certification was a kick-off meeting between CA Immo and WiredScore. At this meeting, deadlines and responsibilities were set, and the certification process was discussed.

2. Document analysis
The SmartScore questionnaire was then used to make an initial assessment of the building with regard to the various requirements of the certification levels. This assessment was verified in a joint workshop by CA Immo and WiredScore, resulting in the desired SmartScore Platinum certification level. Furthermore, the next steps and measures that were required to achieve the corresponding credits were determined.

3. Implementation of improvement measures
An iterative process followed, in which we continuously worked towards achieving the desired certification level and constantly provided new evidence for the measures discussed.

4. Finalization of the certificate
After submitting documentation of the agreed measures, ONE was awarded SmartScore Platinum. The certificate and the summary of the certification results were subsequently included in the tenancy documents and the ONE website, as well as published in a press release.

5. Promotion

ONE's smart building concept

The excellent certification result is based on a number of user functionalities and technological principles that set ONE apart from other buildings. In this building, a large number of smart features are available to users as standard. Some optional components can also be used on request.

Features for building users and visitors include:
the option to display and optimize user-specific
energy consumption via a dashboard; a digital parking-management system with
license plate recognition; occupancy analysis to optimize the use of buildings; an office manager dashboard with a ticketing system, news feed and marketplace.

The following user functionalities are available to specific user groups: special workspace management functions, such as the location-based booking of commonly used rooms; room control (ventilation, cooling and external shading) via the building’s own ONE app; accessing the building and calling elevators via smartphone as well as digital access permissions for visitors; services, such as office users creating tickets, as well as integrating external services or intelligent locks into the building app; ONE GOOD COMMUNITY features, such as in-house occupier information or communication.

To ensure the use cases work and provide the user with added value, ONE has the following technological basics: the entire building is equipped with digital meters (smart meters) and numerous sensors that support the above-mentioned use cases; connectivity and digital infrastructure for occupiers (WiredScore certification), e.g. fiber optic connections to the rental areas or amplification of the mobile phone signal, ensuring users can use the functionalities throughout the building; the intelligent asset management system is self-learning. It uses sensors to optimize the building systems and enables intelligent error detection; an open-platform user interface where data from all building systems flows together; the network structure enables the various building systems to communicate with each other and, if necessary, to be optimized and expanded in the future.

Just like the physical components, the strategic aspects have also been fully planned and implemented for the ONE: extensive measures with regard to cyber security were planned and implemented; CA Immo implemented a comprehensive smart building strategy to ensure that the building can continue to play a pioneering role in the smart building sector in the future. The clearly structured data management also contributes here.

The overall strategy for ONE can be summarised in four main points: a building operating system is provided that allows occupiers to implement smart building solutions in their rental space; there is a central data platform for all parties involved (asset management, facility management, occupiers); the building is pre-equipped with various functionalities as well as the necessary technological basics for them; a plug-and-play approach is applied for occupiers.

Added value for users

The key advantages include:

  • Digitally optimized energy and resource management. The entire building is equipped with digital meters (smart meters) as well as numerous sensors. All data, e.g. on energy and resource consumption or room occupancy and air quality, is processed centrally. Occupiers can access this data, view their own consumption data on a daily basis and optimize it in connection with room utilization analysis via an individual office manager dashboard. In this way, every occupier can read and individually control the consumption of water, electricity and heat, as well as the resulting CO2 emissions.

 

  • In addition, a standardized application interface allows occupiers to implement other building apps and dashboards, including digital parking space management with license plate recognition and booking of e-charging stations, room operation with mobile apps, room bookings as well as activating individual building services. The connection of the neighboring Skyline Plaza shopping center to the user interfaces of the ONE Smart Building platform is one of many user-friendly additional services.

All building data can be aggregated and evaluated in ONE and used for occupier and landlord sustainability monitoring and reporting
