11 Belgrave: a net-zero development in the heart of London’s Victoria
11 Belgrave Road is a 1950s-era structure, part of which is being retained, that has been given a new lease of life with its transformation into a 150,000 sq. ft. of net-zero workplace. Set to complete in Q1 of 2024, this Quadrum project has achieved WiredScore and SmartScore certifications, both to the Platinum level.
The current building that sits at 11 Belgrave Road was built to replace a 17th century church that was destroyed by bomb damage during World War II. Since its initial completion in the mid-1950s, the building has primarily been used as commercial office space. As with many structures of this era, 11 Belgrave was starting to show its age – both physically and operationally.
Investor developer, Quadrum, acquired the building in 2019 and proposed a thorough redevelopment of the site in 2020.
This included the demolition of circa 70% of the existing building, replacing the front façade, adding rooftop terraces, extensive ‘greening’ with additional gardens, new amenities such as a café/restaurant, cycle stores, gym, new recycling facilities and much more. The diversification of use-cases, along with the drive to meet net-zero targets, means 11 Belgrave complies to the “highest ESG standards in an exceptional location with wellbeing at its heart” (Ilyas Aslam, Quadrum COO).

Scoring high on certifications
To ensure the building is truly future-proof, 11 Belgrave has achieved WiredScore and SmartScore certification to Platinum level. These certifications, alongside achieving net zero carbon building in design, embodied and operation, the design-stage BREEAM Outstanding rating and pre-certified WELL ‘Platinum’, will lay the groundwork for an unparalleled occupier-experience.
It is also the first of its kind in the UK to achieve a design-reviewed Excellent 5.5-star NABERS UK rating for building efficiency. This further demonstrates Quadrum’s commitment to the development and maintenance of an asset which puts sustainability and wellbeing at the forefront of decision making.
Why work with WiredScore?
By achieving WiredScore certification, Quadrum is demonstrating a commitment to top-tier digital connectivity, recognising the ever-growing need for a connected workspace. From this, they can expect to see benefits that could include longer leases, better rental premiums and less void space.
It’s not only Quadrum that will benefit. In order to achieve Platinum level, a building must have a range of features that work together to achieve a seamless occupier experience. One such feature is providing diverse telecommunications intakes to reduce the risk and impact of an internet outage, potentially saving millions annually in missed revenue (WiredScore, 2023). In fact, Quadrum is an early adopter of Vorboss’ dedicated fibre network, a WiredScore partner and the only vertically integrated provider of leased line technology for businesses. 11 Belgrave is the first building in Victoria to offer a capacity of 10-100Gbps, which can be live in a matter of days at a competitive cost, future-proofing it for decades to come. The building is setting the standard for world class real estate.
Now, having also achieved SmartScore Platinum, the building’s technology credentials go one step beyond the backbone of exceptional connectivity; 11 Belgrave is able to benchmark itself against other trophy buildings which prioritize technology to deliver the highest standards of user experience.
Occupier expectations are always evolving. By achieving both WiredScore and SmartScore certifications, Quadrum is able to meet and anticipate the current and future needs of 11 Belgrave’s occupiers.
