New certification crosswalk between WiredScore, SmartScore and BREEAM will help project teams reduce duplication and take a more joined-up approach to building performance.

WiredScore, SmartScore and BREEAM alignment
WiredScore and BRE have mapped requirements across WiredScore certification, SmartScore certification and BREEAM New Construction, making it easier for project teams to understand the relationship between digital connectivity, smart technology and sustainability requirements.

The new crosswalk maps requirements across WiredScore certification v4, SmartScore certification v3 and BREEAM New Construction V7 and V7.1 (UK and International), identifying their levels of alignment and where evidence gathered for one certification may support another.

For developers, owners and project teams, including APs, pursuing multiple certifications, this provides greater clarity on how the standards work together and where opportunities exist to streamline the certification processes.

Technology and sustainability are increasingly connected
Buildings today are being asked to do more: reduce environmental impact, support the people inside them, and provide the resilient digital infrastructure modern organizations depend on. As expectations for buildings to perform more sustainably continue to rise, there is an increasing focus on how technology can support more efficient building operations and resource use.

Reliable, high-speed connectivity is both a baseline expectation and the foundation for advanced building services. Built on this foundation, data and connected systems can provide greater visibility into how buildings are operating, enabling more efficient management of building systems and resources.

As buildings become more technology-driven, the demands placed on this digital infrastructure are also growing. Digital collaboration tools, AI and the increasing use of connected building systems are reinforcing the importance of resilient, future-ready connectivity to building performance.

Technology and sustainability can no longer be treated as separate conversations.
The areas of alignment identified across WiredScore, SmartScore and BREEAM reflect this increasingly interconnected relationship between digital infrastructure, smart building capabilities and wider sustainability outcomes.

One crosswalk, less duplication
BREEAM is one of the world’s leading sustainability assessment methods for the built environment. Developed by BRE, it provides a science-based framework for assessing and certifying the sustainability performance of buildings and infrastructure across their lifecycle.

At WiredScore, we set the global standard for technology in the built environment through WiredScore and SmartScore certifications. Our standards help owners, developers and occupiers understand, improve and communicate the digital connectivity and smart capabilities of their buildings.

While each certification maintains its own independent assessment and technical requirements, there are areas where their criteria share common ground. Together, BRE and WiredScore have mapped these relationships and identified three levels of alignment: full, partial and intent.
Importantly, the crosswalk works in both directions. WiredScore and SmartScore users can identify where their evidence may support BREEAM credits, while BREEAM users can see where their evidence may contribute towards WiredScore or SmartScore requirements:

The crosswalk covers:
– BREEAM New Construction v7/v7.1 (International and UK) mapped to SmartScore v3 Office Development
– BREEAM New Construction v7/v7.1 (International and UK) mapped to WiredScore v4 Office Development
– SmartScore v3 Office Development and WiredScore v4 Office Development mapped to BREEAM New Construction v7/v7.1 (International and UK)

Raising the bar for high-performing buildings

For developers, owners, and project teams, the crosswalk can help:

Demonstrate leadership
Showcase a coordinated approach to sustainability, connectivity and smart building performance.

Reduce administration
Streamline evidence gathering and make certification processes easier to manage.

Reuse evidence
Identify documentation that may support more than one assessment, reducing duplication.

Support faster outcomes
Identify shared requirements earlier and help project teams progress submissions more efficiently.

All evidence remains subject to review by the relevant BREEAM assessor or WiredScore or SmartScore project team against the corresponding technical requirements. Certification or awarded credits under one scheme do not, on their own, constitute evidence of compliance with another.
