Eddy Klercq, is a Building Consultant at Building Connect who specializes in combining facility and construction knowledge. He and the wider Building Connect AP team have recently finalized their third WiredScore certification at Platinum level.

With over 30 years of ICT experience in a variety of consulting roles, he supports landlords and developers to extend the installed base of in-building connectivity and automation in a secure and sustainable manner. Alongside his consultancy work, he guides Leasing Agents in onboarding new tenants.

Given our area of expertise, it was a logical step to turn our knowledge and skills to assessing and certifying buildings using WiredScore’s certifications.

What led you to join WiredScore’s Accredited Professional Program?

Building Connect was founded two years ago to provide ICT property management services to landlords. We work with specialists who provide digital connectivity to buildings and security measures for the ever-evolving automation and data infrastructure. Given our area of expertise, it was a logical step to turn our knowledge and skills to assessing and certifying buildings using WiredScore’s certifications.

Which buildings have you certified, and what levels of certification have they received?

In the Netherlands, Building Connect has achieved WiredScore Platinum certification for three buildings; Delftse Poort Rotterdam, Slotervaart Centrum voor Zorg Amsterdam, and The Edge Amsterdam.

We currently also have two other buildings under certification.

We always adhere to the WiredScore and SmartScore guidelines, meaning our clients know that our advice is aligned with WiredScore’s global standards for technology in real estate.

By combining our ICT and building knowledge with WiredScore’s frameworks, we’ve built a unique proposition for landlords and building managers. We use our knowledge and WiredScore’s certification tools to deliver future-ready building facilities and mitigate our clients’ concerns around the risk of connectivity and security obsolescence.

How have your clients benefited from the WiredScore certification package they receive once the certification is finalized?

Our clients particularly benefit from WiredScore’s Connectivity Guide. The Guide provides Landlords, Building Managers and Leasing Agents with invaluable insights into the connectivity features of their building.

They find it to be highly valuable during conversations with prospective tenants as it helps them explain complex connectivity features in a way that resonates with different audiences. As a result, we now introduce the Connectivity Guide to new clients early on in the certification process to start delivering value as soon as possible.

What innovations excite you most about the future of technology in real estate?

The increasing automation of in-building systems presents both opportunities and risks. For example, a building can be managed more efficiently using data gathering and sensors, which makes it more attractive to work in whilst also helping the environment.

However, the risk lies in the vulnerability of the systems. We see examples of landlords not placing enough focus on the security of their systems. Nor do they appreciate the importance of providing enough connectivity hardware to provide the highest levels of connectivity for tenants.

These oversights happen due to a lack of understanding of ICT on the client-side, and a lack of suppliers providing solutions that are easy to implement. In many cases we’ve found suppliers prioritize simplicity over security, and clients unwittingly leave themselves exposed to cyber risk.

So whilst we’re excited about future innovations to technology, we are also looking for ways to help our clients better manage the new risks that are emerging. With the introduction of WiredScore’s Accredited Solutions, we’re excited to help developers find solutions with adequate cybersecurity measures built in.

How has participating in WiredScore’s Accredited Professional program helped you in your professional development?

Since we chose to join WiredScore’s Accredited Professional program, we have developed even more as connectivity and smart building experts. Personally, I’ve improved my consulting skills and as a business, we’ve built and delivered new service lines that have enabled us to get involved in development and renovation projects earlier than previously would have.

We’ve also had the chance to be involved in shaping the future of WiredScore’s products and have collaborated with the WiredScore team at industry events and during client pitches. Together we’ve pushed, and will continue pushing, the Dutch real estate industry to innovate because we believe a robust ESG strategy relies on robust digital connectivity and smart features.

Our relationship with WiredScore is open and competitive and we’ve had a lot of fun along the way!
