How SmartScore AP Renata Hartle signed and certified 'The Bridge' building in under two months

Renata Hartle, Director of Technology Solutions in Colliers, has over 11 years of real estate experience in the Central and Eastern European region, Nordics and the US. In 2019, she joined Colliers as a technology consultant to landlords, responsible for creating and executing individual smart building strategies. Renata became a SmartScore AP within a week of signing up for the course and went on to deliver the first WiredScore and SmartScore certification in the Central and Eastern European region in under 2 months.

What led you to join WiredScore’s Accredited Professional Program?

SmartScore! I’ve been waiting for some time for a globally recognized definition of what a “smart building” is, and SmartScore perfectly fills this gap.

As a real estate technology consultant, I help landlords define and deliver smart building strategies. I have been asked many times by clients, “what constitutes a smart building”? Having WiredScore’s global standard has quickly proven invaluable as a reference point in my conversations with clients. I find it resonates with stakeholders spanning developers, asset managers, landlords and international investors alike.

You achieved WiredScore and SmartScore certification for The Bridge in less than 2 months! What advice would you give APs who want to accelerate the certification process for their clients?

On this project, timing was everything. I had a preexisting relationship with the client, which meant I could reach out to them proactively to discuss how The Bridge could become the first SmartScore certified building in the Central and Eastern Europe region. They jumped at the opportunity!

As the AP, we can use timing to our advantage to speed up certification delivery. This project also taught me how invaluable it is to kick the certification process off the right way by enabling your client to put you in touch with the right stakeholders across the development or building. Knowing the right people to get the insight you need helps you to make quick progress with your assessment of the building.

To speed up the certification process, I created a collaborative document management system that enabled all stakeholders to be involved. I created a master project plan which clearly identified:

1. Documents the client needed to provide
2. The status of each document
3. Where the document needed to be saved

This structure helped me manage the process effectively. I was able to quickly assess the building against the scorecard and coordinate evidence gathering, which ultimately meant I could deliver a great certification experience to my client.

What key learnings did you take away as part of your WiredScore and SmartScore training?

I have learnt a lot through WiredScore – I am not an engineer, so my WiredScore training provided me with a lot of technical knowledge about building telecommunication standards. WiredScore’s training content has been tailored to be appropriate for both technical and non-technical learners and so I was easily able to jump into learning about the scorecard.

SmartScore defines everything that I am an expert in, so it was more about understanding how the certification defines standards, and I was very impressed with how detailed the scorecard is.

How do your WiredScore and SmartScore accreditations support your efforts to embed best practice around technology in building design and management?

WiredScore’s global standards enable landlords to benchmark their buildings against those of their peers. Many of my clients are also using WiredScore and SmartScore as a roadmap for future investment in digital connectivity and smart technologies. This ability to be forward-thinking when discussing the certifications helps me engage with my clients about building design in a more holistic way.

What innovations most excite you about the future of technology in real estate?

I am very excited about the idea of satellite offices providing a hybrid working experience, cutting the commute and allowing people to live in connected 15-minute cities. At the same time, I see challenges of integrating multiple systems within individual buildings, sometimes around the world, especially from an ESG reporting perspective.

How has joining WiredScore’s Accredited Professional program helped you develop professionally?

I have really benefited from joining the program. I have learnt new things, especially about risers and cabling standards, and I have gained an official industry-recognized badge, which I can use to differentiate myself and Colliers in the market. It’s been a great experience so far!
